Dharani Telangana (dharani.telangana.gov.in) is the state portal for checking land records online. Buyers, heirs, and owners use it to confirm survey details, ownership, pahani data, and whether a mutation is pending before they pay token money or file loan papers.

What you can usually see

  • Owner / pattadar name and share
  • Survey / subdivision numbers
  • Land extent and classification
  • Mutation / transaction history where digitised
  • Sometimes crop or tenancy fields depending on the product

WARNING

Bookmark only official gov.in / state domains. Fake "instant patta" sites charge for public data and steal OTPs.

Details for Telangana land record search

0 of 4 ready · saved on this device only

Step 1: Open the official portal

  1. Visit Dharani Telangana.
  2. Choose the citizen view / land record / Dharani / pahani extract menu.
  3. Ignore third-party ads that appear in search engines above the official link.

Step 2: Select location and survey details

  1. Pick district, then taluk / mandal / block, then village.
  2. Enter survey number and subdivision / khata as labelled.
  3. Solve CAPTCHA and submit.
  4. If the number fails, try alternate spellings of the village and older survey formats from the deed.

TIP

Dharani centralises many Telangana land services. Use the citizen view for basic checks, then the certified copy flow for bank submissions.

Step 3: Verify the extract

Check:

  1. Owner name vs seller Aadhaar / PAN spelling
  2. Extent vs sale deed schedule
  3. Encumbrance / mortgage remarks if shown
  4. Pending mutation flags after a recent sale

Save a PDF or screenshot with date for your file. For registration or loans, apply for a certified copy through the portal request flow or the local taluk office.

Step 4: Next due-diligence documents

Online Dharani / pahani extract is not the full title pack. Also plan for:

  • Encumbrance Certificate from registration
  • Parent documents / link documents
  • Property tax receipts (see related guide below)
  • Layout / planning approvals for plots in urban extensions

Common problems

ProblemWhat to try
Survey not foundConfirm village mapping; ask village administrative officer
Old owner still showingMutation pending; file or follow up with deed
Portal timeoutRetry early morning; avoid peak evenings
Name spelling mismatchCheck vernacular vs English transliteration

Practical buying workflow

  1. Search the online record and save dated screenshots.
  2. Match the seller's ID and the registered deed schedule line by line.
  3. Order or apply for a certified extract if the bank asks.
  4. Pull Encumbrance Certificate for the relevant years from registration.
  5. Clear property tax dues and keep the latest receipt in the file.
  6. Only then release major sale consideration.

Skipping straight from a WhatsApp screenshot of the portal to full payment is how people buy disputes. Online records are necessary, not sufficient.

When the portal and deed disagree

If extent or owner share differs, stop and talk to the local revenue desk before you renegotiate casually on chat. Sometimes digitisation copied an old register wrong; sometimes the deed has an error. Either case needs a paper trail, not a verbal assurance from the broker.

Also confirm whether agricultural conversion / non-agriculture permission matters for your intended use. A clean ownership view does not automatically mean you can build a house tomorrow on farmland.

Realistic timelines

Most people lose time waiting on OTP issues, unclear scans, or a portal outage rather than on the core form itself. Build a small buffer into your plans. If a visa, loan, or registration appointment depends on this document, start at least one or two weeks earlier than the brochure minimum.

Keep a folder (phone and laptop) with:

  1. Application / acknowledgment PDF
  2. Fee receipt or UTR
  3. Identity proofs used in the upload
  4. Screenshots of status pages with dates visible

When a helpdesk asks for proof, you should be able to send it in one email without hunting through WhatsApp.

If the portal is down

Official sites in India often slow down on weekday evenings and near due dates. Try early morning, switch browsers, or use a less congested network. Prefer the gov.in domain even when a third-party site claims to be faster. If money was debited without an acknowledgment, wait for the stated reconciliation window and contact the listed support channel with the bank reference before you pay again.

After you finish

Update every dependent record that still shows old data: DigiLocker, employer HRMS, bank KYC, insurer, and any travel profile. A finished application that never propagates to the places you actually use will feel unfinished the next time you need it in a hurry.

Frequently asked questions

What is the official Dharani Telangana website?
Use dharani.telangana.gov.in. Avoid third-party sites that charge for public land data or ask for OTP on non-gov.in domains.
Is the online Dharani / pahani extract copy certified?
The free online view is usually for information. Banks and registration offices often still ask for a certified copy from the revenue department or authorised centre.
What if the owner name is wrong?
Apply for mutation / name correction at the local revenue office with the registered deed and ID proofs. Online portals display what the department has already recorded.
Do I need the survey number?
Yes in most searches. Find it on the sale deed, patta, or previous tax receipt. Some portals also offer citizen name search with limits.
Can I use this for a home loan?
Lenders use online records for screening, then ask for certified extracts, EC, and title documents. Treat the portal as step one of due diligence.
