Home Loan EMI and Amortisation
A home loan EMI is the fixed monthly payment that clears principal and interest over the agreed tenure. Because property prices in India usually need bank finance, estimating EMI before you sign helps you check affordability and compare lenders.
How to use this calculator
Enter home value and the down payment in rupees. Loan value is the amount you borrow, and interest is calculated on that amount. If you edit loan value, home value changes so the down payment stays the same. RBI loan-to-value rules cap how much banks fund: up to 90% for smaller ticket sizes, often 75% to 80% for high-value metro homes. Stamp duty and registration usually stay out of the loan.
Enter the annual interest rate from your sanction letter and tenure in years. Floating rates move with benchmark changes; fixed-rate loans start higher but give predictable EMIs for the fixed window.
Early in the schedule, most of each EMI pays interest and only a sliver reduces principal. That is normal. Prepayment fields show how bonus or maturity money applied to principal can shorten tenure or cut total interest more than a small rate negotiation later.
Add property tax and home insurance in the tool if available so your monthly budget includes costs beyond EMI alone. Pair the result with our EMI affordability calculator before you increase loan amount for a bigger flat.
Home loan EMI formula
EMI = [P × R × (1+R)^N] / [(1+R)^N − 1] P = loan principal R = monthly interest rate (annual rate ÷ 12 ÷ 100) N = tenure in months Example: ₹45 lakh loan at 8.5% for 20 years (240 months). R = 0.7083% per month. EMI ≈ ₹39,050 per month. Total payment ≈ ₹93.7 lakh, of which roughly ₹48.7 lakh is interest. Each EMI splits into interest on outstanding balance plus principal repayment. The interest portion falls every month as principal drops.
Frequently Asked Questions
What is an EMI?
Equated Monthly Instalment is a fixed monthly payment to the lender until the loan ends. Each EMI covers interest on the outstanding balance plus a principal component.
Why is interest-heavy in early years?
Interest is charged on the remaining principal. When the balance is high, the interest portion dominates. As principal falls, more of each EMI goes toward repayment.
Floating or fixed rate?
Floating rates track benchmarks like repo-linked rates and usually start lower. Fixed rates give certainty for a defined period but are priced higher. Most Indian home loans are floating.
What tax breaks apply?
Section 80C allows up to ₹1.5 lakh on principal repaid. Section 24(b) allows up to ₹2 lakh interest on self-occupied property. Let-out properties follow different interest limits.
How much down payment is required?
RBI norms: up to 90% financing for loans up to ₹30 lakh, 80% for ₹30 to 75 lakh, 75% above ₹75 lakh. You fund the rest plus registration costs.
Do prepayments help?
Yes. Extra principal payments reduce outstanding balance, which lowers future interest. Check whether your lender charges prepayment fees on fixed-rate loans.
Is home loan EMI the only housing cost?
No. Budget for maintenance, property tax, insurance, and society charges. This calculator can include some of those for a fuller monthly picture.
