Indicative stamp duty for major states before you buy property.
Property Stamp Duty & Registration
When purchasing real estate in India, you are required to pay a state-level tax called Stamp Duty to register the property in your name. This calculator helps you estimate these substantial closing costs so you can plan your home loan appropriately.
How to use this calculator
Select your state or enter the stamp duty percentage applicable to your transaction. Rates vary widely: Maharashtra, Karnataka, and Delhi each have different slabs for men, women, and joint owners. Many states give 1% to 2% concession when the property is registered in a woman's name.
Enter agreement value and circle rate (ready reckoner) value if the form asks for both. Stamp duty is calculated on the higher of the two, so under-reporting the agreement value does not reduce duty if circle rate is higher.
Add registration fee, usually about 1% in many states, to your cash budget at possession. Banks rarely lend for stamp duty, so this cash must be ready on top of your down payment. Use the estimate before signing the agreement to book to avoid last-minute borrowing at high personal loan rates.
Joint ownership with a spouse can combine concessions where the state offers lower duty for women co-owners. Verify the exact rebate on the state registration portal because rules differ for resale vs under-construction property. Builder agreements sometimes show basic cost separately from amenities; duty is still calculated on the all-in agreement value you register. Ask the sub-registrar office for the latest circle rate sheet before you pay stamp duty online.
How is Stamp Duty Charged?
Stamp duty is calculated as a percentage of either the 'Agreement Value' or the government-mandated 'Ready Reckoner/Circle Rate', whichever is higher.
Frequently Asked Questions
Are there concessions for female buyers?
Yes, many Indian states (such as Maharashtra and Delhi) offer a 1% to 2% rebate on stamp duty if the property is registered entirely in the name of a female, or as a joint owner.
Is stamp duty deductible in income tax?
Yes, the stamp duty and registration charges paid can be claimed as a tax deduction under Section 80C, up to the maximum limit of ₹1.5 Lakhs in the year of purchase.
Can I include stamp duty in my home loan?
Banks generally do not include stamp duty and registration fees in the loan amount. You must fund these out-of-pocket expenses yourself.
Do stamp duty rates change mid-year?
State governments occasionally revise circle rates or duty percentages in the budget. Always check the state registration department notification before booking a property.
Is GST charged on stamp duty?
Stamp duty and registration are state levies separate from GST on the property transaction. GST may apply to under-construction flats under different rules, but resale registration uses stamp duty as shown here.
How is stamp duty paid in Maharashtra?
Pay through the GRAS or ePayment portal before registration, then carry the challan to the sub-registrar office on appointment day. Duty is validated online against the agreement value and property location.
Does stamp duty differ for women buyers?
Many states charge 1% to 2% lower duty when the property is registered solely or jointly in a woman's name. Rules change with each state budget notification.
