Long Term Capital Gains (LTCG) Tax

Profits from selling capital assets held beyond the statutory period are taxed as long-term capital gains. Rates and holding periods differ for listed equity, debt mutual funds, property, and gold. This calculator estimates tax under current budget rules.

How to use this calculator

Select asset type first because holding period and rate differ. Listed equity and equity mutual funds use a 12-month threshold with 12.5% tax above the ₹1.25 lakh annual exemption. Property and gold follow separate rules after recent budget changes.

Enter purchase and sale values with dates if available, or enter gain directly from your broker contract note. For equity, include brokerage in cost if you want a conservative estimate.

Set off eligible capital losses from the same year or carry forward from prior returns. LTCG on equity cannot offset salary income, only other capital gains. Use the result when deciding whether to harvest gains before March 31 or defer sales.

Gift transfers and inherited property use different cost basis rules. If you received shares as a gift, cost may be the previous owner's purchase price. Select the correct acquisition scenario before estimating tax.

LTCG on listed equity

Taxable LTCG = max(0, Total LTCG − ₹1.25 lakh exemption) Tax = Taxable LTCG × 12.5% (plus surcharge and cess as applicable) Example: ₹2 lakh LTCG on equity in a financial year. Exempt portion = ₹1.25 lakh. Taxable = ₹75,000. Base tax ≈ ₹9,375 before cess. Property LTCG uses different rates and indexation rules. Select the correct asset class in the tool.

Long-term losses offset only long-term gains. Short-term losses offset both short-term and long-term gains. Unused losses carry forward eight years.

STT paid on sale is not deducted from capital gains for tax computation but is part of your net transaction cost.

Rules changed for units acquired after April 2023. Holding period and taxation differ from equity funds. Check asset class before estimating.

Tax harvesting before March?

Realizing gains up to the ₹1.25 lakh equity exemption each financial year resets cost basis without tax if total LTCG stays within the limit.

STCG vs LTCG rate on equity?

Short-term gains on listed equity are taxed at 20% under current rules, while long-term gains above exemption face 12.5%.

LTCG on bonus shares?

Bonus shares inherit holding period from original shares. Cost may be zero for bonus allotments, which increases taxable gain on sale.

Grandfathering on equity?

Listed equity gains until January 2018 had separate grandfathering rules. Current equity LTCG above exemption uses the flat rate without indexation.
