How to Pay Property Tax in Tamil Nadu Online

Pay Tamil Nadu property tax online via city corporation or municipality portals. Assessment search, receipts, and arrears tips.

By HowDoI India TeamLast updated: 30 August 2026

Property tax in Tamil Nadu is collected by urban local bodies (corporations, municipalities) and, for many villages, by local panchayat systems. Greater Chennai Corporation and other city portals handle most urban demands. Paying online saves a counter visit and gives you an instant receipt for bank and sale paperwork.

Know which office taxes your property

  1. Corporation / municipality for city survey properties
  2. Town panchayat or village panchayat for many non-corporation areas
  3. Special boards in a few industrial townships

Examples: Greater Chennai Corporation for Chennai; separate sites for Coimbatore, Madurai, Tiruchirappalli, and other municipalities.

IMPORTANT

There is rarely one single statewide payment page for every property. Pick the portal for your city, then search assessment / holding number.

Documents and numbers to keep ready

Ready for Tamil Nadu property tax payment

0 of 5 ready · saved on this device only

Step 1: Open the civic portal

  1. Go to your corporation site or the state municipal services entry: https://chennaicorporation.gov.in/ (or the corporation site linked from there).
  2. Find Property Tax / Pay Tax / Citizen services.
  3. Prefer gov.in domains over lookalike .com collectors.

Step 2: Search your property

  1. Enter assessment number if you have it.
  2. Else search by ward + door number / owner name.
  3. Confirm the on-screen address matches your property before paying.

TIP

If two assessments appear for the same plot (common after bifurcation), pay the live demand your ward officer confirms, not a random older code.

Step 3: Pay and download receipt

  1. Review current year demand plus arrears.
  2. Apply rebate codes only if the portal auto-calculates an official early-bird scheme.
  3. Pay via UPI, card, or net banking.
  4. Download PDF receipt and store with sale deed / loan files.
  5. Update society / apartment records if they track tax compliance.

Step 4: After payment checks

  • Name on receipt should match owner / legal heir filing mutation
  • For bank loans, lenders may ask for the latest paid receipt plus no-dues where issued
  • If payment fails but money is debited, wait for reconciliation and raise a ticket with UTR before paying twice

Common problems

  • Assessment number changed after GIS resurvey
  • Mobile not registered on citizen login
  • Arrears include a neighbour's wrongly merged demand (visit ward office)
  • Village properties missing from city portals (use panchayat channel)

Practical buying workflow

  1. Search the online record and save dated screenshots.
  2. Match the seller's ID and the registered deed schedule line by line.
  3. Order or apply for a certified extract if the bank asks.
  4. Pull Encumbrance Certificate for the relevant years from registration.
  5. Clear property tax dues and keep the latest receipt in the file.
  6. Only then release major sale consideration.

Skipping straight from a WhatsApp screenshot of the portal to full payment is how people buy disputes. Online records are necessary, not sufficient.

When the portal and deed disagree

If extent or owner share differs, stop and talk to the local revenue desk before you renegotiate casually on chat. Sometimes digitisation copied an old register wrong; sometimes the deed has an error. Either case needs a paper trail, not a verbal assurance from the broker.

Also confirm whether agricultural conversion / non-agriculture permission matters for your intended use. A clean ownership view does not automatically mean you can build a house tomorrow on farmland.

Realistic timelines

Most people lose time waiting on OTP issues, unclear scans, or a portal outage rather than on the core form itself. Build a small buffer into your plans. If a visa, loan, or registration appointment depends on this document, start at least one or two weeks earlier than the brochure minimum.

Keep a folder (phone and laptop) with:

  1. Application / acknowledgment PDF
  2. Fee receipt or UTR
  3. Identity proofs used in the upload
  4. Screenshots of status pages with dates visible

When a helpdesk asks for proof, you should be able to send it in one email without hunting through WhatsApp.

If the portal is down

Official sites in India often slow down on weekday evenings and near due dates. Try early morning, switch browsers, or use a less congested network. Prefer the gov.in domain even when a third-party site claims to be faster. If money was debited without an acknowledgment, wait for the stated reconciliation window and contact the listed support channel with the bank reference before you pay again.

After you finish

Update every dependent record that still shows old data: DigiLocker, employer HRMS, bank KYC, insurer, and any travel profile. A finished application that never propagates to the places you actually use will feel unfinished the next time you need it in a hurry.
