Delhi's land record system includes Jamabandi (record of rights), Khasra (survey/field map), and Khatauni (ownership register). These records are maintained by the Delhi Revenue Department and are available for online viewing through the DLRC (Delhi Land Records Computerization) portal.
Whether you are verifying ownership before buying land, checking your family's property records, or doing due diligence for a loan, checking land records online is the first step.
Types of Delhi Land Records
| Document | What It Shows | When You Need It |
|---|---|---|
| Jamabandi | Complete record of rights - owner name, area, revenue paid, mutations | Buying/selling land, bank loan verification |
| Khasra | Survey map with field boundaries and physical layout | Verifying exact location and boundaries of a plot |
| Khatauni | Ownership register listing all khasra numbers under one owner | Checking total landholding of an owner in a village |
| Mutation Register (Intiqal) | History of ownership changes - sales, inheritance, gift | Verifying chain of ownership before purchase |
Step 1: Open the Delhi Land Records portal
- Visit the Delhi Land Records portal at dlrc.delhi.gov.in.
- You can also access land records through the Delhi e-District portal.
WARNING
Only use official delhi.gov.in or nic.in domains. Avoid third-party sites that charge fees for viewing publicly available records.
Step 2: Search for your land record
The portal allows you to search using several methods:
Search by Khasra Number
- Select the District (New Delhi, Central, South, North, East, West, etc.)
- Select the Sub-Division
- Select the Village
- Enter the Khasra Number (field/survey number)
- Click Search
Search by Owner Name
- Select the village details as above.
- Enter the owner's name (try both English and Hindi transliterations if the first attempt does not work).
- The portal will show all khasra numbers associated with that name.
TIP
Delhi village names in revenue records may differ from their commonly known names. For example, "Shahpur Jat" in revenue records might be listed as just "Shahpur." Check with local authorities if your search returns no results.
Step 3: View and verify the record
The portal will display the Jamabandi/Khatauni details:
- Owner name and parentage (father's/husband's name)
- Khasra number and area (in bigha, biswa, or square meters)
- Land use classification (agricultural, residential, commercial)
- Revenue payment history (whether land revenue/taxes have been paid)
- Mutation history showing past ownership changes
- Encumbrances or disputes if any are recorded
Key Verification Points for Buyers
| Check | Why It Matters |
|---|---|
| Owner name matches seller's ID | Confirms the seller actually owns the land |
| No pending mutations | If a mutation is pending, ownership transfer is in progress and you should not buy |
| No court stays or encumbrances | Legal disputes can make the purchase void |
| Land use classification | Agricultural land cannot be used for residential/commercial purposes without conversion |
| Area matches the sale agreement | Prevents disputes about the exact size of the plot |
Step 4: Download or request certified copy
Online copy (reference only)
- Print or save the record from your browser. This is for personal reference and is not a legally valid certified copy.
Certified copy
For bank loans, property registration, or legal proceedings:
- Visit the Tehsildar office for the revenue sub-division where the land is located.
- Submit an application requesting a certified copy of the Jamabandi/Khatauni.
- Fee: Typically Rs 10 to Rs 25 per page.
- Processing time: 1-3 working days.
Alternatively, apply through the Delhi e-District portal for certain certified documents.
Understanding Delhi's Complex Property System
Delhi has multiple property record systems depending on the area:
| Area Type | Record System | Where to Check |
|---|---|---|
| Lal Dora villages | Revenue records (Khasra/Khatauni) | DLRC portal |
| Extended Lal Dora | Revenue records | DLRC portal |
| DDA-developed colonies | DDA allotment records | DDA website |
| Regularized unauthorized colonies | MCD/Revenue records | MCD or DLRC |
| Cooperative Group Housing | Society records + registry | Sub-Registrar's office |
| Urban areas | Property registry + MCD records | Sub-Registrar + MCD |
IMPORTANT
For most urban Delhi properties (flats, houses in developed colonies), the land record system (Khasra/Khatauni) may not show your property. Instead, ownership is established through the registered sale deed available from the Sub-Registrar's office and property tax records from MCD.
Common Problems
| Problem | Solution |
|---|---|
| Khasra number not found | Verify the village and sub-division selection. Some villages have been renamed or merged into different sub-divisions. |
| Records show outdated ownership | Mutation may not have been filed. Apply for mutation at the Tehsildar office with the registered sale deed. |
| Portal is slow or not responding | Try during off-peak hours. The Delhi government portals can be slow during working hours. |
| Cannot find urban flat/apartment | Urban properties are tracked through sale deed registration, not revenue records. Check with the Sub-Registrar's office. |
