Mahabhulekh is the official online portal for viewing land records in Maharashtra. The name comes from Marathi: Maha (great) + Bhulekh (land records). It allows you to view the 7/12 extract (Satbara Utara), 8A extract, and property cards for any survey number across all districts of Maharashtra.

Whether you are buying agricultural land, verifying ownership for a bank loan, checking your family land records, or doing due diligence before a property purchase, Mahabhulekh is the starting point.

Step 1: Open the Mahabhulekh portal

  1. Visit mahabhulekh.maharashtra.gov.in.
  2. The portal is organized by revenue divisions. Select the appropriate division:
    • Pune (covers Pune, Satara, Solapur, Kolhapur, Sangli)
    • Nashik (covers Nashik, Dhule, Nandurbar, Jalgaon, Ahmednagar)
    • Nagpur (covers Nagpur, Wardha, Bhandara, Chandrapur, Gadchiroli, Gondia)
    • Aurangabad/Chhatrapati Sambhajinagar (covers Aurangabad, Jalna, Beed, Osmanabad, Latur, Nanded, Parbhani, Hingoli)
    • Konkan (covers Mumbai Suburban, Thane, Palghar, Raigad, Ratnagiri, Sindhudurg)
    • Amravati (covers Amravati, Akola, Yavatmal, Buldhana, Washim)

Step 2: Search for the land record

  1. After selecting the division, choose:

    • District
    • Taluka
    • Village
  2. Select the type of record you want: 7/12 or 8A or Property Card.

  3. Search using one of these methods:

    • Survey Number / Gat Number: The most common and accurate method
    • First Name / Last Name: Search by owner name
    • Khata Number: If you have the account number
  4. Enter a CAPTCHA and click Search or Submit.

TIP

If you are searching by name, enter it in the format used in revenue records. Maharashtra records often use Marathi transliteration. Try both "Patil" and "Paatil" or similar variants if your initial search does not return results.

Step 3: View the 7/12 extract

The portal will display the 7/12 extract with:

  • Owner name(s) and their share in the property
  • Survey number and subdivision (Gat number)
  • Total area in hectares, ares, and square meters
  • Land type: Jirayat (dry/rain-fed), Bagayat (irrigated/garden), Varkas (wasteland), etc.
  • Crop details: What is currently cultivated or last cultivated
  • Encumbrances: Bank loans, mortgages, or legal attachments
  • Other rights: If any other person has cultivation rights or tenancy

Key Things to Verify

If you are buying land:

  1. Owner name matches the seller's name exactly
  2. No encumbrances (bank loans or court stays) are listed
  3. No "Kul" (tenant) entries exist under Other Rights
  4. The area matches what the seller claims

WARNING

If the 7/12 extract shows any encumbrances, court orders, or dispute notes, do not proceed with the purchase without consulting a lawyer. These issues can make the sale invalid or lead to lengthy legal battles.

Step 4: Download or print the record

  1. The portal displays the record on screen. Use your browser's Print function (Ctrl+P) to save it as a PDF.
  2. This online copy is for reference only. It is not a certified copy.

Getting a Certified Copy

For bank loans, property registration, or legal proceedings, you need a certified copy:

  1. Visit the local Talathi office (village-level revenue officer) with your property details.
  2. Request a certified 7/12 extract.
  3. Fee: Typically Rs 15 to Rs 25 per copy.
  4. Processing time: Usually same day or 1-3 working days.

Alternatively, in some districts, you can request certified copies through:

  • Aaple Sarkar service center
  • CSC (Common Service Centre) or Setu Kendra

Common Problems

ProblemSolution
Survey number not foundDouble-check the village selection. In Maharashtra, the same village name can exist in multiple talukas. Also verify if the number is a "Survey Number" or "Gat Number" (used in different areas).
Owner name not showing correctlyNames in revenue records may use old spellings or Marathi transliterations. Try different spelling variants.
7/12 shows old owner after saleMutation (Ferfar) may not be completed yet. Apply for mutation at the Talathi office with the registered sale deed.
"No records found" for urban propertyUrban areas use Property Cards instead of 7/12 extracts. Switch to the Property Card search on the portal.
Portal is very slow or not loadingMahabhulekh experiences heavy traffic. Try during off-peak hours (early morning or late night) or use a wired internet connection.

Also Check

For comprehensive property verification in Maharashtra, also obtain:

  • Encumbrance Certificate (EC) from the Sub-Registrar's office (shows all registered transactions for the past 30 years)
  • Property tax receipts from the local municipal body
  • NA (Non-Agricultural) Order if agricultural land is being converted for non-agricultural use

Frequently asked questions

What is a 7/12 extract?
The 7/12 extract (Satbara Utara) combines two registers: Form 7 (ownership details, survey number, area) and Form 12 (crop and cultivation details). Together they form the primary land ownership record for rural Maharashtra.
What is an 8A extract?
The 8A extract shows the Khata (account) of a landowner, listing all survey numbers they own in a particular village. It is like a summary of all 7/12 records for one person.
Is the online copy enough for bank loans?
Banks typically require certified copies stamped by the Talathi or Tehsildar. The online copy is useful for initial verification and personal reference.
Can I check land records for any district?
Yes. Mahabhulekh covers all districts of Maharashtra including Pune, Mumbai (suburban), Nagpur, Nashik, Aurangabad (Chhatrapati Sambhajinagar), and Kolhapur divisions.
Why does the portal show old data?
Records are updated after each mutation is processed. If a recent sale or inheritance has not been mutated yet, the old owner's name will still appear.
